Service Charge and Insurance Arrears
Under CRAR, service charges, deposits, insurance and electric arrears are not collectable in person, But ERE can help. We'll assist in recovering what is owed to you. Under a Warrant of Control enforced by CRAR or not, ERE can collect outstanding amounts, be it insurance and or service charges, via post, telephone and e-mail.
Charges and Insurance
We will send a letter asking for the debt to be paid in full in accordance to the Service Charges, Insurance or other charges. Also, we would normally send our 7-day Enforcement Notice for the rent under CRAR, at the same time.
The collection of these charges (Service Charge, Insurance, deposits, electric arrears) do not fall in the CRAR parameters, meaning that any communication with your tenant will also not. We use each chance available of communication to explain to or negotiate with your tenant and try to collect fully on the debts that are non-rent related, as well as retrieve CRAR debt if permitted to do so. To fulfil this, a doorstep recovery agent could possibly go to the tenant premises in order to discuss the Service charge, Insurance or debts. Also, as specified by CRAR, in terms of Commercial Rent standard charges will apply for enforcement.
No Charges For Landlords
If you instruct us to collect service charges and insurance arrears along with rent arrears, as with our CRAR service it is entirely free of charge to you as the landlord.
